After the work of getting your home ready, it is finally on the market and you are ready to begin showing. Your house should always be ready for a tour, as agents may bring clients with very little notice. If they catch you unprepared and you cannot show on the spot, you could lose a sale.
Daily routine
- Beds made, dishes away, counters wiped, bathrooms checked, before you leave in the morning.
- A showing bag by the door: keys, wallet, pet leash, laptop. Leave within ten minutes of a request.
- Blinds open and lights on if you will be out; a lit home shows better than a dark one at any hour.
During the showing
- Leave. Buyers linger and speak honestly when the owner is not there, and their agent can do their job.
- Take pets with you or arrange care. Not every buyer loves animals, and some are allergic.
- Put away valuables, medications and personal papers.
- Leave a printed feature sheet and any documents Nadia has prepared, such as the strata package summary or recent upgrades list.
Open houses
- Nadia hosts them; you are not there.
- They are timed for the first weekend, when interest is highest.
- Neighbours are welcome. They often know someone who wants to live on the street.
Feedback
Nadia asks every showing agent for feedback and passes it to you promptly, good or bad. If something comes up repeatedly, you can act on it in days rather than weeks.
