Buyer questions

Should I get pre-approved before looking at homes?

Yes. A pre-approval tells you what you can borrow, holds a rate, and makes your offer credible to sellers. Nadia can refer you to mortgage professionals she has worked with on real files.

What is the minimum down payment in Canada?

5% on the first $500,000 of the purchase price and 10% on the portion between $500,000 and $1.5 million. Above $1.5 million the minimum is 20%. Down payments under 20% require mortgage default insurance.

What closing costs should I expect in BC?

Property transfer tax, legal or notary fees, inspection and appraisal fees, title insurance, adjustments for prepaid taxes or strata fees, and home insurance. First-time buyers may qualify for a property transfer tax exemption. Nadia prepares a closing-cost estimate before you write an offer.

What subjects should be in my offer?

Typically financing, inspection and, for strata properties, review of strata documents. Subjects give you a way out if something surfaces. In competing-offer situations Nadia can often arrange pre-offer inspections and document review so you compete with fewer conditions safely.

Can Nadia help me find a home that is not on the MLS®?

Sometimes. Nadia's referral network and developer contacts have surfaced opportunities for clients before they were publicly listed, including a developer purchase described in one of her reviews.
