Setting a realistic price that reflects current market values is what sells a home quickly and for top dollar. Price it properly and you increase the chance that the offer you receive is close to asking, and that there will be competing offers, which may net you more in the end.

How a Comparative Market Analysis works

Nadia looks at three groups of homes: what has sold recently that is comparable to yours (the evidence), what is currently listed (your competition), and what expired or was withdrawn without selling (the cautionary tales). She then adjusts for the differences between those homes and yours: size, lot, floor, view, condition, updates, parking and strata health. The result is a range and a recommended list price with the reasoning written down.

Why overpricing costs more than it seems

  • Buyers and their agents see every new listing in the first days. If the price is wrong, the most motivated buyers move on and do not come back when it is reduced.
  • Days on market become a stigma. Buyers assume something is wrong and offer low.
  • An overpriced home helps sell the correctly priced homes around it.
  • Eventually the home sells for less than it would have with the right price on day one. The sold data proves this in every market.

Pricing strategy is market-dependent

In a seller's market, pricing at or slightly below the evidence can trigger multiple offers. In a balanced or slower market, pricing at the evidence with a clear plan for the first two weeks is safer. Nadia's clients have sold above asking in competitive years and at their target in slower ones, because the price was right for the month, not for a wish.
