Second time's a charm: sell the house that didn't sell

A listing that expired may have been one of the best of its kind. How to diagnose what went wrong and relaunch with a plan that works.

Do not be discouraged if your property did not sell during its first time on the market. It may actually have been one of the most appealing listings of its kind, and the reasons it did not sell may have nothing to do with the property or the market. Take a step back, break the original approach into parts, and evaluate each one. Then commit to a new approach and stick to it.

Diagnose honestly

  • Price. The most common cause. Compare the list price with what actually sold nearby during the listing period.
  • Presentation. Were the photos professional? Was the home staged and decluttered? Was the description specific or generic?
  • Exposure. How many showings? How many online views? Where was the listing promoted beyond the MLS®?
  • Access. Restricted showing times and tenant-occupied homes lose buyers.
  • Condition issues surfaced by inspections that scared buyers off and were never addressed.
  • Timing. Listing over the winter holidays or during a market pause.

Relaunch with a plan

  • Reset the price on current evidence, not on the previous number.
  • Fix what the feedback said. Nadia gathers feedback from every showing agent on the first listing where she can.
  • New photography, new description, new launch. Buyers who saw it before need a reason to look again.
  • A clear marketing calendar for the first 14 days and a review meeting at the end of them.
