Paperwork
- Title, survey certificate if you have one, and the property disclosure statement Nadia will help you complete.
- Warranties, manuals and receipts for recent work: roof, furnace, windows, appliances.
- For strata: the last two years of minutes, bylaws, depreciation report, financials, insurance summary and Form B. Order early.
- Mortgage statement, so you know your payout and any penalty.
Decisions
- Price, from the Comparative Market Analysis.
- Timing: when to list, when to hold open houses, preferred completion dates.
- Which improvements to make. Nadia's rule: fix what is broken, refresh what is dated cheaply, and do not renovate what a buyer will change anyway.
